  1. General Requirements
    The plans, details, and specifications for the project are designed to meet or exceed the requirements of the Massachusetts State Building Code. The Architect must be apprised of any local conditions or requirements which require modifications to the plans, details and specifications. The design criteria for this project are as follows:
      A. Seismic Load: Zone 2
      B. Wind Load: 90 MPH
      C. Live Loads: First Floor: 40 psf Second Floor: 30 psf Roof: Snow 30 psf Attic: 20 psf Exterior Decks 50 psf
    The Owner or Contractor shall be responsible for on site utilities, insurance, telephone, Fax, toilets, materials and methods

  2. Site Work
    All site work is the responsibility of the Owner or General Contractor. This includes all utility connections to within one meter of the foundation or outside wall of the building. Included but not limited to Water Supply, Storm & Sanitary Sewer Lines, all Drainage, Electrical Supply, Telephone, Cable TV, Roads, etc.

  3. Concrete
    All concrete work and engineering is the responsibility of the General Contractor based on local conditions. The Architect shall be responsible for the layout of the foundations, footings, and slabs, based on an assumed allowable soil pressure of 2,000 psf and an assumed concrete strength of 2,500 psi. Dampproofing per plans. Specifications on the engineers plans shall supersede these.

  4. Masonry
    The supply of all masonry materials and engineering shall be the responsibility of the General Contractor. The Architect shall be responsible for the layout of the foundations, footings, and slabs, based on an assumed allowable soil pressure of 2,000 psf. Dampproofing per plans

  5. Metals
    All nails, screws, bolts and other fasteners required for the installation of the building materials are to be included by the Contractor in each section of the work. Any steel reinforcing required for the foundations and footings shall be supplied by the site or foundation contractor.

  6. Framing
      6.1 Sills
    All foundations sills per plans shall be pressure treated; Dow Sill insulation (or equal)shall be used between foundation and sill.
      6.2 Post and Beam Framing Lally Columns
    3-1/2 steel, concrete filled, with steel base and cap Unexposed: Douglas-Fir or micro-lam per plans
      6.3 Floor Framing
    Pre-engineered open web floor joist 19.2" o/c or as per plans, with 3/4" fir T&G plywood for occupied floors. 1/2" CDX ply for unoccupied floors (attics).
      6.4 Exterior Wall Framing
    2x4 or 2x6 @ 16" o/c or as per plans. Surfaced dried SPF #2 or better (or equal) with 7/16" Oriented Strand Board (OSB) sheathing or per plans.
      6.5 Roof Framing
    2x10 Rafters @ 16" o/c or as per plans. Surfaced dried SPF #2 or better (or equal) with 7/16" Oriented Strand Board (OSB) sheathing or per plans. Pre-engineered truss @ 24" o/c or per plans with 5/8" Oriented Strand Board (OSB) sheathing or per plans. Pre-engineered open web floor joist 19.2" o/c or as per plans, with 3/4" fir T&G for flat roofs. Parapet walls per plans
      6.6 Interior Wall Framing
    2x4 framing @ 16" o/c or as per plans. Surfaced dried SPF Stud grade or better (or equal) .
      6.7 Party Wall Framing
    Double 2x3 or 2x4 as required framing @ 16" o/c or as per plans. Surfaced SPF Standard or better (or equal). 1 hour fire-resistive wall between units per local code. Staggered stud w/ continuous 3 1/2" batt insul. between studs. Or double 2x3 stud walls with w/ continuous 3 1/2" batt insulation between studs. Noise transmission: STC 55 or better

  7. Roofing and Gutters
      7.1 Shingles
    Seal down fiberglass mat shingles 235#, 25 year warranty. ( IKO, Bird, GAF or approved equal). 15# felt for underlayment. Aluminum flashing.
      7.2 Eaves
    Continuous eave venting with insect screen, with galvanized drip edge and 50# Bituthane roll roofing as starter strip.
      7.3 Valleys
    50# Bituthane roll roofing or equal
      7.4 Ridge
    Continuous ridge venting with insect screen or per plans.
      7.5 Gutters
    5" aluminum .032 gauge with attachment accessories per plan rectangular downspouts to drywell, storm sewer, or positive drainage per plans.

    Crawl space: R-19 batts
    Floors : 6" fiberglass
    Bathrooms: 3-5/8" unfaced batts for sound. 6 mil poly vapor retarder all winter warm surfaces.
    STC ratings: 55 min. dwelling to dwelling and dwelling to common spaces.
    Air tightness: Air leakage ratio of maximum 1.5 square inch per 100 sf of shell area at pressure difference of 4 Pa.

      22.1 Hot Water
    Domestic Hot Water supplied (Polaris or equal gas fired water heater)
    Hydronic baseboard distribution for heating.
    Buildings constructed for annual heating energy input of maximum 1.4 BTU per heating degree day per sf of shell and a cooling input of maximum 2.7 BTU per cooling degree day per sf of shell.
     

    22.2 Ventilation

    1. All bathrooms shall have ventilation fans by Tamarack Technologies, vented directly to exterior.
    2. Range hood by GE or equal vents to exterior .
    3. Ridge, gable, and eave vents per plans

    2. Ceiling or Wall fixtures are provided in bathrooms and closets over 3 foot in length.
    3. Exterior lights are provided at each outside door, to be selected
